A 10-acre patch of empty land in Leicester’s Waterside area is set to become a neighbourhood of 354 new homes. Plans for the former British United Shoe Machinery (BUSM) site at Charles Bennion Walk have been approved, TheBusinessDesk.com reports.

What will be built

Developer Trafalgar Global will deliver 311 apartments in seven buildings, along with 43 houses. The houses will have two, three or four bedrooms.

The scheme will also include public open space, landscaping and allocated parking.

Design and surroundings

Leicester-based practice rg+p designed the development. The planning application was first submitted in 2023, and rg+p worked on it with Leicester City Council, Trafalgar Global and Lion Planning.

The site lies close to the Grand Union Canal and the National Space Centre. The design draws on its industrial past: brick and metal will feature prominently, and sawtooth roofs will echo the nearby Sock Island apartments.

Sarah Grocock, associate architect and project lead at rg+p, said the brick and metal are “draped over each other to create distinct layers, mirroring the traditional assembly process of a leather brogue”.

Part of a longer plan

The land has been earmarked for redevelopment since the early 2000s. It sits near two other Waterside schemes, Wolsey Island and Abbey Park Road, which rg+p also designed and which have now been delivered.

Mandeep Singh, director at Trafalgar Global, said the company wants to encourage “more homeowners to put down roots here”.

The wider project team includes BSP Consulting, RJ Tree Services, SV Surveying and JBA Consulting.
